(farm)House rules

  • Farmhouse guest rooms are double occupancy, this means that no more than 2 people can share a room, except where rooms that rooms can accommodate a rollaway

  • A valid, photo ID will be required upon check-in

  • A credit card must be on file for incidentals. We got snacks!

  • No smoking inside, outside, or on the porch. Guests who do will be fined $750. Electronic cigarettes included, so please don’t try 🚭

  • Please keep all cell phone communications courteous and limited while in common areas. We don’t have elevators, but pretend you’re on one.

  • Check-in:

    3:00 PM - 9:00 PM. Arrivals after 9pm will be charged a $35.00 per room late fee. A $35 fee will be charged per room/per hour after 10pm. Please plan accordingly. If you are going to be later than your chosen check in time, please call us before 3pm on the day of check-in to give an estimated arrival time. Failure to arrive by 11pm without prior notice will result in automatic cancellation of reservation and the full price of the reservation will be charged. Please plan accordingly.

  • Check-out:

    11:00 AM. Late check outs are available for a $35.00 late fee. Arrangements for late check outs MUST BE MADE AT TIME OF BOOKING. NO EXCEPTIONS. No checkouts later than 12 pm can be accommodated. There is a $60.00 replacement fee for each lost or un-returned key.

  • Linens:

    We offer luxury, organic bed and bath linens, which our guests love, however keeping them damage free is a big challenge and expense. For this reason, we have included muck towels and paper towels in each room for use if you need to clean up any spills, remove makeup, clean mud from your shoes, etc. We understand that accidents happen (and when they do please let us know asap), but any blatant and unreported damage to bedding or non-muck towels that cannot be salvaged will be charged at full replacement value.

  • Parking:

    We have free parking available onsite (monitored by Arlo security cameras); 5 spots when you first pull into the driveway and 3 spots behind the cottage at the very top of the driveway. If you pull up and find that the spots at the top are taken, feel free to unload your bags there before driving back down to park in the lower section.

  • Breakfast:

    Breakfast is set out on the bar each morning, cold stuff starting at 7:30am, hot stuff starting at 8:30am -- and is available until around 10ish. If you have plans which require you to eat much earlier or later, we can usually accommodate them if you give us a heads up the day or so beforehand. Also, please let us know of any dietary restrictions, needs or requests before your arrival so that we can be prepared.

  • WiFi:

    We have it! and it’s free! Access details will be emailed to you closer to check-in.

  • Break it- buy it:

    We want you to have a great time when you’re here, but if things get too crazy, we go by the old-school ‘you break it, you buy it’ rule. Blatant property damages or missing items will be charged to your credit card at full replacement value. Pre-existing damages or room issues must be reported to us immediately after check-in to avoid potential charges.

 
 
 

Pet policy 🐕

  • The Farmhouse does not allow pets

  • Once completed, our private cottages will be pet friendly, and FREE. Yay!

 
 
 

Cancellation Policy

  • 50% deposit required at booking to reserve your room(s)

  • Remainder of balance to be processed 72 hours before Check-In. If you need to make other arrangements for payment, please contact us directly

  • Cancellations made prior to 14 days of the date of arrival: Your deposit will be refunded less a $25 admin fee per room 😕

  • Cancellations made between 14-3 days of the date of arrival: deposit will be refunded less $225 🙁

  • Cancellations made within 72 hours of arrival will not be refunded ☹️

  • All changes made subject to availability

  • Note: We are also real humans, talk to us and we’ll see what we can do 🙂

 

Housekeeping Policy

  • If you’re staying for more than 3 nights (cool!), we will tend to your room upon request

  • One and Two night stays will not receive housekeeping services unless… (see below)

  • Please inform us of any more urgent matters: messes, spills, or otherwise that need to be tended to sooner

  • If your Mini-Bar needs refills, let us know and we’ll restock!
